Las Vegas is hard on hardscape. UV bleaches the color, summer surfaces pass 150°F, and monsoon season drops a year of rain in three storms. Sealer is what keeps year five looking like year one.
Why Sealing Matters in the Desert
Sealer locks the joint sand in, puts a UV shield over the color, and keeps oil and pool chemicals from staining. Unsealed pavers don't crack. They just get tired, with rounded edges, washed out color, open joints, and weeds. All of it is reversible if you stay ahead of it.
The Four Step Routine
- Sweep. Get leaves and gravel out of the joints first, or the pressure washer drives them deeper.
- Pressure wash. Use 1500 to 2500 PSI at a 45 degree angle, never straight on, and let it dry 24 hours.
- Resand. Sweep polymeric sand into the joints, mist to activate, wait 24 hours.
- Seal. Two thin coats beat one thick one. Never seal in direct sun or above 90°F, or it cures streaky.
How Often?
Driveways and walkways every 2 to 3 years. Shaded patios and pool decks can go 3 to 5. You're due when the joint sand sits lower than the paver edge.
